Excellent experience, spectacular place, next to the Sian Ka'an reserve, excellent jungle experience and the park.

Exceptional site, next to the jungle, spectacular views from the rooftop, very close to the beach, comfortable and very nice room, well-equipped and quiet.
Excellent hotel.

Little gem

Loved the peaceful tranquil setting, comfortable room and the staff were amazing. Lovely pool and there is space for parking which is appreciated in the busy Tulum. Had a small problem with hot water and it was sorted out by Ivo immediately. Great place for the price, highly recommend.

Excellent site, value and attention

The location is phenomenal, the service from Ivo and his team is wonderful, the cleanliness of the site is impeccable, we spent a few phenomenal days in Tulum thanks to Ivo, his recommendations and the Tulum Suites team. Thank you!!

Not good

This is not a hotel it is a place to stay and it is not a good one. We showed up early and received a room that looks nothing like the pictures and as an excuse they told us the room wasn’t ready and we just showed up too early. They knew what time we were going to show up because they set up the shuttles. They charged my card a month before we showed up and then when we showed up and asked for refund they paraded their awesome cancelation policy and told me to go $&”! myself. The money you will save staying here isn’t worth it. Don’t go here there is nothing to do the pool is basically a bathtub the room smells has no Tv and is dirty. The furniture is old and warm out. This place is basically a scam. It’s not a hotel it’s also not a good place to stay there’s no concierge or anything like that. Just don’t stay here it’s not worth it this place will ruin your tulum stay. We left and went to another hotel. The Maya was awesome

This was the worst lodging I have ever stayed in in my entire life and I travel quite often

All the negative experiences in this lodging almost ruined my entire vacation. I’ve listed the pros and cons below and you can decide whether you want to risk it, but I’d strongly recommend against staying here, it was an absolute nightmare.
Pros:
1. The room had a good size and nice decoration (A Deluxe King Room #1)
2. Jose was very nice and helpful
3. Good location
4. Good breakfast place right in front and next door
Cons:
1. We had no electricity for nearly 3 days, and it was only Suites Tulum, all the surrounding hotels had electricity
2. Wi-Fi doesn’t work, we were only able to get a signal if we stood by the room’s door or if we stepped out into the inner courtyard
3. Mariano, the concierge, is the nastiest hotel employee I’ve ever experienced. Flat out came into our room and screamed at my friend and I that both of our cell phones didn’t work and that’s why we didn’t get Wi-Fi (we both have iPhones) and then told his colleague that my friend and I were both crazy
4. Toilet doesn’t flush
5. We arrived at the hotel to find a huge puddle of water on the bathroom floor because the sink was leaking. My friend nearly slipped and fell on the puddle during the night when she woke up to use the bathroom
6. Bathroom window leaks adding to the puddle of water on the bathroom floor
7. If your departure from Tulum is not directly after check-out at 11am, they refuse to hold your luggage until you leave although they have a storage room that locks
